Sarah Heath

Sarah is a Partner in our Commercial Property Team based in Ringwood, and joined the firm in September 2023 in a 'major coup' for the firm.

Sarah has significant experience of advising upon on all types of commercial and agricultural property matters with a particular focus on redevelopment projects.  

Work

Sarah started her legal career practicing in the West Midlands, relocating to the south coast over 10 years ago. She has held partnership positions in regional firms for 20 years and been heavily involved in the management and development of businesses. 

Her breadth of knowledge covers landlord and tenant, acquisitions and disposals, conditional agreements, commercial lending and agricultural diversification.

Regularly acting on behalf of investors, landowners and developers she has great commercial acumen with the ability to guide clients through complex legal issues ensuring transactions are structured to align with clients’ needs.  

From advising on the development potential of land, acquisition, planning, infrastructure, build out to onward disposal, Sarah is able to steer clients through each stage of this complex area of law so as to ensure they achieve the best results.

She has lead teams on a number of multimillion pound projects and also heads up the real estate element of corporate asset and share transactions. 

A longstanding client recently commented that, “Sarah is reliable, quick-witted and straight to the point”. 

Sarah has also been recognised in the 2024 Legal 500 which is an independent legal directory.

Experience

• Acting for developer client on the £32 million acquisition of a portfolio of commercial property sites for residential development.
• Negotiation of Promotion Agreement and associated Collaboration Agreement for landowner client on 2,000 home redevelopment project.
• Advising pub operator on an Option Agreement and associated long Lease of new hotel site to include complex redevelopment project and rent calculations.
• Negotiation of sale of land for redevelopment subject to overage resulting in the client landowner receiving post sale overage payment of circa £18 million.
• Advising foreign company on real estate elements of their acquisition of share capital of UK engineering company.

Play

When not working Sarah’s focus is on family, friends, fitness and fun!  She doesn’t like to sit still and enjoys a variety of activities from entertaining book clubs to playing league netball. 

When time allows travel she is in her element in the Alps careering down a black run followed by some après ski!
